I honestly wouldn't bother buying a house if you plan on selling it in <5 years. By the time you're done with maintenance, repairs, taxes, interest, closing, etc. you likely would have been better off renting and investing the remainder elsewhere.

True, but I want 5+ acres and a hobby farm setup ideally as the girlfriend has horses and I want space for car shenanigans. So unless I can find that for rent cheaper than buying (which I haven't yet, usually its a $1000+ month delta), its better to buy; plus the write off helps me a lot due to my tax bracket, uncle sam gets a good junk of me due to renting right now.

I'll start the process either way this spring.

Josh you want acreage? In my area that's something there is plenty of and cheap.

Along with horses. You can't go wrong as the "Carolina cup" race track is like 1/2mile from my house and this area has tons of equestrian. Trails.

With lumber farming being huge in my area , when people. Cut the trees down some will then post up the land for sale afterwards.
Been a while so my number may be off but if memory serves me. The year i moved here there was 300 acres for sale in my county for $15000. Yes 15,000
