Small update. So it's officially ours. We moved just a couple things in to be able to spend the night. So we basically camped out there Thursday night just for fun Couple camping chairs and an air matress
Also, started doing a little bit of yard work. Have to run the sprinklers quite a bit for the new sod to grow well. Big thanks to mother nature for helping with that Also Menards had a sale on mulch, so we bought 15 bags of mulch for $30. Put it around the trees, and also in the dirt area by our sidewalk. Looks a lot nicer now.
That's pretty much it!

No fabric. B&D Bobcat Landscaping told me not to. They plastic under rock, but not under mulch. They recommend about 2" of mulch, and that alone should stop most weeds from coming through because they will be smoldered under it. Then every year or two add about 1" as you'll lose about that much from it decomposing. The decomposing of the mulch will be good for any sort of bushes/brush you plant in it. Those should survive fine because they are above the mulch. But the weeds underneath should stay mostly at bay. Although I'm sure I will see a couple sprout here and there, nothing keeps them 100% at bay.
That's what they told me, and my dad agreed, so that's the way I'm doing it.

Haha yea ive been doing landscaping for a long time since I can remember, always liked gardening and stuff. Mulch like you bought, decomposes really fast, so weeds will grow really quick (cedar chips last a long time). If you put landscaping fabric underneath, which lets water through, it doesnt decompose as fast and blocks 90% of weeds. You also wont have to replace the mulch as often. But thats just how ive been doing it. Otherwise you can always go around every month or 2 and spray for weeds too.
