There's a house literally across the street from my office that just went up...
It's out of my price range, but it's overpriced for the lot size and living space so I'm hoping it comes down and things happen at work between now and then. Fingers crossed but I'm guessing it won't happen... It's annoying because it's exactly what I want... Small living space (~1000sq ft), 4 stall heated garage wired for welding, not a huge yard, in walking distance from work.
Stuff always pops up when it's not an ideal time.

Wow, so the garage is as big as the living space? Dream house right there for a single guy.
My third stall seemed huge and easy to work in with the Lotus and Escort, now that my brother in law has his 09 Mustang parked there, I barely have room to get to my workbench (it's over 3 feet longer and much wider). Good thing I like small cars.

Well, just got the preliminary approval for my refinance! Woo! This makes me very happy. My house since I bought it in 2010 has appreciated quite a bit, almost 50k (pending appraisal obviously).
But long story short I should save 1-200/mo on my payments and get to pull out a big chunk for house projects that I have been planning! So I should be to update this thread with cool projects soon hopefully and maybe celebrate later this summer with a bbq.
Things on my list to do:
1. Build deck! My dad and my GF's dad are both in construction so they are going to help me but going to build myself.
2. remove tree/stump blocking deck, really should be #1 or a subset I guess.
3. gutters, the house is from 2005 but was the model for the new development so didn't have some basic stuff, gutters included and deck, just a door to nowhere.
4. sprinkler system
5. landscaping - basic stuff for now, new rock all around the house, currently only have my front yard rocked but want to not have grass up to the side of the house anywhere and then retaining wall behind my garage as its super steep and its eroding now from rain and sucks to mow anyway.
6. new black dirt/sod. This is important on my list but no idea how much of all of this I can do with the ~10-15k I will hopefully get so might not get this far down the list.
7. Very outside chance, fence in backyard to keep deer out and for future dog.
8. probably will do next year myself, but pavers/patio and firepit out back after clearing some brush.
I am getting excited, hopefully everything goes smooth. I just really want a deck so I can have peeps over and chill out there and grill and throw back some cocktails.
I'll hopefully update again next when I buy deck materials and start that process.

That sounds like a huge amount of work, I have a list like that but my house isn't going anywhere so I'm in no rush.
You have to keep us updated it will be awesome to see the huge changes!

It is a ton of work and I will be sure to take some pictures and post up.
The only thing I am dead set on and will be sad if I don't get this year is the deck, I have been craving a deck for years. I think with 3-5 guys working on it the deck won't be too bad honestly.
Hopefully updates to come in the next month or two!

We recently completed a laundry room/ mudroom update.
We started with linoleum flooring and a basic closet with bi-fold doors; the opening was standard door height of 7 feet. The first pic shows the basic starting point, though the doors and trim are already off.
I opened up the closet opening as wide and as tall as it would go, gaining another 2 feet of space above and about 6 to 8 inches wider.
I ripped up the linoleum floor and put down 12x24 porcelain tiles, and went with a modern-looking trim using 1x4 Maple. We also changed paint from basic beige to light blue-gray. This pic is where the washer and dryer go.
And here is the end result (I did everything else but hired out the building of this unit; didn't want to mess this up). It's a fully custom built-in made of Maple; it has a 7-foot tall wardrobe on the right with two racks for for hanging coats, five full-depth cabinets (24 inches deep) on top, bench with shoe storage underneath, and then coat hooks on the wall behind the bench.

Nice, great update there, looks good.
Just got done with the appraisal on my house and all the info is to the underwriter now. I might be able to close my refinance this month but it will be tight.
Unfortunately the appraisal came back like 8k lower than we expected but the appraiser used houses that were further away and the sales were 6-10 months old so we gave him a few more recent ones that show a much greater value and hopefully it can be bumped up.
If we can't then that just means less cash out for home projects which isn't the end of the world.
Hopefully the deck project starts in early June though, should be fun. Seeing the other projects in here makes me want to do more "house mods" vs car ones haha.

Welp, first house offer didn't go through. Ended up offering $ 4,000 more than asking price on our 3rd offer and got turned down because they wouldn't take a VA loan. Well, their loss! Be putting another offer in on a place in Cambridge today for roughly the same price. 4br, 1ba, 3 car garage, unfinished basement.
