Getting a new house!!!
 
Well, we went and looked at a townhome in New Prague on saturday. We signed a purchase agreement saturday afternoon and are looking to close on the 30th of this month. Granted it's a little out of the area, but it's an opportunity that could not be passed up.

It's a 2-story, 2BR, 2Bath, single stall garage townhome. We got it for $119,900. Construction was completed on it only a few months ago and we are the first owners. The seller is paying all closing costs as well as our last 2 months rent for the 60 day notice that we have to give.

The nice thing is, as soon as we close on the house, we gain $20,000 in equity. After September 30th, they go up to $139,900. We find out about the financing tomorrow.

So we'll be having a huge garage sale in the coming weeks. Anything anybody needs, let me know. We might be getting rid of it. I'll post up a list of things in a few weeks, but if there's anything that you guys need or want, post it up and we can talk.

Gratz man! New Prague will be a bit of a drive though, won't it? Hopefully you can car pool with someone at least part way.

It will be about a 35 minute drive to work. New Prague is 18 miles south of Savage.

It was just too good of a deal to pass up.

35 minutes isn't bad at all. Is that considering traffic? If so, that is definately a good purchase. I was thinking it would be well over an hour. That will be nice having 2 months to move your stuff too.

Nice move, I'm hoping to buy a townhome in about a year once I leave the god-forsaken land of Duluth. That does seem like a great deal considering you're the first owners. Is it in a fairly large development?

he can either take 35 (the slight left) W ( going north there, then south home) or he can take CR 27 and an assortment of back roads.

I would expect a 45 minute drive or so erik, I have family that lives down there. I can find out the quickest way for you if you'd like.

Yeah, it's 35 minutes without traffic. I'm guessing a bit more with traffic. I'm gonna be scouring the backroads to find the best way in the coming weeks.

It is quite a big development and they are still growing it. There is a bean field at the end of our row that is up for sale. I would think in the next few years it will be filled with single family homes or townhomes. They have over 130 units where we will be living. They still have another couple of complexes they are putting up. Our style will be going for $139,900. The 2-stall garages are going for $159,000 right now and I would expect them to go up the same after Sept 30th.

It seems like a nice area and they have Fishtails Bar and Restaurant less than 4 blocks away!!!!!!!!

What kind of mortgage rates are they shooting out these days? I haven't been keeping track of them.

My interest rate is 6%. Mortgage payments are about $780 a month.

Congrats,

My girlfriend and I just bought a new townhome last month. Just like your situation they are building a second set of units that are going to cost $10,000-15,000 more for the same thing. I've been working on getting the garage ready (coated floors, re-taped and painted walls, sink, ect..) since we moved in 3 weeks ago.

As soon as we close, I'm gonna epoxy the garage floor too. We just did it at work with the stuff you get from Menard's. It's about $60. I'm gonna do the clearcoat as well.

Sounds like a good deal, I wish my mortgage was only $780 a month.... My house is $1800 a month.

Sweet Deal!! Whats the builder name or housing developers business? I have been doing some research too and if you wouldnt mind Id like to check out the area/pricing.

It's D.R. Horton. Got to www.searchmlsmn.com and enter the number 3088169 in the MLS number box. It will bring up the listing with all the info. It's the exact number of the one that we bought, but it is the same style.

They have open model from 12noon-6pm.

Like I said, after sept 30th they go up to $139,900.

I picked up the keys and signed the papers tonite. It is officially ours!!!!!!!!!!

We are going to epoxy the garage floor this weekend and start getting a few small things moved over there. Once we get all moved in and settled, we'll probably have a poker nite down there. It's a bit of drive down there, but it's nice. Nice and quiet. No more bass blasting cars with stupid little teeny boppers fighting in the parking lot.
