Another person moving!

Well, I just found out the offer got accepted on our new house. This is a different situation though as it is a "short sale". Basically it is in pre-foreclosure. The bank has to accept the offer now.

The house is in Ham Lake, home of 2,000 sqft garages and 676 (26x26) sqft shops! Yes, I will be maxed out in 2 years. The shop goes up this fall if the weather is good, or next spring. 3/4 acre lot, 4 bed & 2 bath, 2160 sqft and 3 car attached garage. It is a little older than the house I am in now, but it will be much better. Way bigger lot, a bit bigger house and room to expand. Not to mention cheaper than the house I have now.

So, if you see a bunch of for sale threads, that is me trying to come up with the downpayment since we will have 2 houses at the same time, this one will be for sale in about a month.

Re: Another person moving!

Doesn't your bank defer payments atleast for awhile until your existing house sells? That is what we are going to do as soon as we find a house we like; our morgage company lets us defer payment for up to a year while the house sells. If it doesn't sell by that time; well then we are screwed.

Good deal though, I am surprised it took you this long to move. Fridley sucks; especially the cops.

Ham lake is nice, you should like it.

Good luck with the move.

Yep, court date Oct. 10th :D

Thanks everyone! Someone bought this house to flip it, but the market went south on them. The kitchen and bathroom are still late 70's vintage, but pretty much everything else was updated. The outside looks a little old up from too, but we will change that up when we do the addition (bigger garage/shop and master suite upstairs) in a couple years. The bottom picture is taken from where the shop will be.

Ahhhhh nice big yard for JET to fill up with cars (most of them non-running). Your neighbors will hate you. Ha ha.

Re: Another person moving!

Congrats!

All you would have to do is sell all the cars in your car lot.. um I mean driveway.. you'd have plenty for a down payment. I drove by your place about two weeks ago and I couldn't believe how many cars where all over the place at your house. Are all those yours?

I've lived in Fridley for about 31 years, I like the place.

Looks like a good house a little updating in the kitchen and you'll be good to go.

I didn't have time to look at the pics before, but yeah, all you'd have to do is change the cabinet doors and drawer faces and you're good to go.

LOL, I am unemployed!!

The car lot will be thinning down shortly, a few are my girlfriends. Her car is up for sale and 2-3 more will be next week.

Thanks for the comments guys, now if the bank approves the offer we will be set.

Onefast99gsx 09-29-2007 05:40 PM

Re: Another person moving!

Oh that's right you got unemployed from that place that makes those corn stoves or whatever. I remember you mentioning it earlier.

Honestly, I kinda like the door faces in the kitchen. Quite frankly, it looks completely move-in ready without having to touch anything. The only thing that maybe needs a little attention is the yard. Doesn't look like it has a nice flat plain to it unless it's just the shadows.

Good luck with the bank. I work at a bank, not in the loan dept though :)

JET 09-30-2007 01:42 AM

Re: Another person moving!

It is move in ready, which is nice. The kitchen cabinets will get painted white and the bathroom needs a remodel big time. A kitchen remodel will come around early next year.

The yard is nice, must have been the shadows. It is a walkout, so there is a bit of a grade to the back. Only about a 3' drop though and it is gradual. We should have a final answer in 2-3 weeks if the banks accepts the offer.

Onefast99gsx 09-30-2007 01:23 PM

Re: Another person moving!

So if the bank is to accept offer or not, was it a foreclosure? If so, being that I work at a bank, I know we don't like to sit on assets. You should have a good shot if the offer was good.

JET 09-30-2007 10:55 PM

Re: Another person moving!

A short sale is basically pre-forclosure. The bank bought it at auction, but the owner has 6 months to try and sell it for more money. The seller accepted the offer, so it goes to the bank. I am pretty sure they will take it.

Nice place to live. It has a good stripe of stores on the main road and lot's of woods behind it. It's pretty quiet once you get into the woods area.

Very Nice! Gotta love movin up north! More for your money up here!
Kev and I did a short sale on a 2003 built 5 bedroom/2bath on 2.5 acres. Man its nice to have so much equity to walk in to! :) Congrats! have fun with the move!

My sisters been waiting for around three weeks for the bank to reply on a quick sale they put an offer in on. Be prepaired to wait.

JET 10-03-2007 10:29 PM

Re: Another person moving!

Yeah, been waiting 1 1/2 weeks now and it was supposed to take 2-3 weeks the bank said.

Brandon, I am working on the current house to get it up for sale ASAP. I just finished the crown molding in the living room tonight, it looks sweet! I also finished up painting it (light tan with white crown). I'll post some pic's in the home improvement thread once the furniture gets moved back. I will put some up of the kitchen too. The bathroom comes next, marble floor, new tile shower surround, new fixtures all around and fill in a hole in the wall from a medicine cabinet. Yee haa! After that paint 3 more rooms, then hardwood floors in the whole upstairs.

JET 11-23-2007 05:01 PM

Re: Another person moving!

Well the one listed above fell through. The bank ended up being Wells Fargo and they won't take less than what was listed in a short sale situation, it has to go into full forclosure. In the mean time we found a house WAY nicer!

http://mn-rmls.photos.mlsfinder.com/.../3463078-1.jpg

That is an oversized 3 car garage that you can see, and in the back.... an entrance for another shop that is under the main garage! We put an offer in on it Wed and we should hear back Mon or Tues as to what is going on. We are pumped! The house was built in 2003 and it is big. 2440 sqft finished right now, with another 1450 in the basement that is not finished. Lot is a bit over 2 acres with a 720 sqft accessory building allowed. Never make an offer on a house over a holiday, the suspense is killing us!

That is the house I have now, which we will be selling to move to the new one. The house I am doing all the work to is the one in Fridley.

Re: Another person moving!

That house looks great! Does it need anything besides a driveway?

JET 11-23-2007 06:15 PM

Re: Another person moving!

It is in full foreclosure, it needs a driveway, appliances and some TLC inside. The house has never officially been occupied since it was built. There isn't any A/C installed yet either. The front yard needs a bit of landscaping, but the back is great. The lower level has in floor heat for the house and the shop, although the shop needs part of the floor poured yet. It is on a cul de sac too. I'll pop up a few pics tomorrow once my dad sends them to me.

Re: Another person moving!

OH HELL YEAH!!!

We just heard from the realtor, it sounds like we got it! They are making a few small changes to our offer, but the rest is good to go. It is on the south side of ham lake, only about a mile N of Blaine and just off Lexington. Easy to get from off of 35W.

It needs a little TLC, but isn't bad. It was built in 2003. If you blow up any pic's, do the last one and the kitchen shot. The lot is just over 2 acres.
