Re: House Projects

Just found out today that they gave us the wrong fan with the siding options. We have to go back there tomorrow and pick out a new siding color, lame. But really, pretty minor considering the big picture of what's going on, can't complain too much.

Be prepared to wait 3-4 months and endure numerous bumps in the road between Offer and Closing on a Short Sale. It can be quicker and easier but very rarely. They're suited well for people who want a deal and are flexible in their timeframe.

They've made some decent progress this week. Doesn't have the same "wow" factor as the house being erected, but still good progress. So everything is framed. All electrical has been ran. All plumbing has been ran. Almost all the HVAC has been ran. Water heater installed. Garage floor drain has been installed. Outside of the house has been wrapped in that plastic stuff. The 2 full bathrooms have the fiberglass shower/tub's installed. We made a deal to keep the nicer siding that they had made a mistake on. We made a trade, so we had to take care of the pile of trees in the front yard. My dad and friend Mike took care of that pile in about 5hrs with the help of a chain saw, and a small brush fire in the back yard :) We have a nice little woodpile in the back yard now for future bonfires!

That's about it for now. Not sure what is scheduled for next week but at the pace they're working, I'm sure they'll find a way to amaze us.

Also we have all of our lighting now purchased, with the exception of one light. So I've been pre-assembling a lot of them, and making sure they aren't damaged

After living in CA, and people constantly making fun of me for saying POP, i was forced to change my ways instead of explaining. Now when someone says pop to me, i laugh at how stupid that sounds. hahaha

Ha, Yeah I lived all over so was just giving ya shit. I have always called it pop no matter where I lived, never let the others change my ways :) Kinda like duck duck grey duck.

Made some more good progress. House is spray foam sealed, insulated, sheetrocked and mostly taped. Fireplace installed downstairs. Maintenance free siding is all complete on the sides and rear (front is getting different siding so that will come later). Soffit and Facia is all up.

We talked to the taper, he said they should be spraying the knockdown shortly on the ceilings, and expects painting to be done next week and then they'll start on the trim. We shall see, but man these guys are on fire!!

All in good time, I definitely plan to...I'd like to also wire in a Roku box for it, that could just be stuck to the back of the TV though.

Just saying it would suck to have a drunk kid rip it off the wall cause the cord was sticking out. Good luck!

Update for this week. The garage floor and front porch cement have been poured. Ceilings have been painted, initial coat of paint on the walls as well. The has all the doors hung, and is 95% done with the trim. The main level has about 80% of the doors hung, and about 30% of the trim installed. I'm assuming they'll finish up the trim work tomorrow, as well as take delivery of all the cabinets :)

Also, I went beyond their little excavation fence and started clearing out the mess of a back yard that was completely packed with various Poplar, Willow, and Bamboo all over. Cleared it out so it's much more open now. There's still a few more we may remove but it's a huge difference already as it is.

Should have built an ultralight house out of bamboo!!!!

Looks like a really nice house, I'll have to visit sometime after our weddings are over.

It's bamboo looking stuff, I dunno the exact species I guess Lol. Yeah Andrew you'll have to come check it out sometime. We might have an extra room if you need a place to sleep while you're here :)

Update for this week:

Trim is fully installed, and varnished.
All cabinets are stained, sealed, and installed.
All bathroom counter tops (cultured marble) are installed.
Final coat of paint is done in the house
Siding on the front of the house is primered and mostly installed.
They also repaired some siding on the rear we noticed was damaged.

Also, since the garage is only minimally taped (only as much as required by fire code), my cousin and I did more mudding to it, and plan to paint the garage in the next week or so. He's a professional painter so he managed to get his hands on 10gal of leftover primer, and 10gal of a light beige paint for free. So that's the color it'll be painted I guess, can't argue with free!

We also locked in a rate at Wells Fargo for a 30yr fixed mortgage at 3.625% interest, can't beat that shit.

Builder is saying they want to try and close first week of June, but something tells me that's a little aggressive. I'm guessing mid June myself.

Pics attached.

Re: House Projects

Wow, getting close now!! I think they could have it done before the end of the month pretty easy. Mostly finishing touches and flooring now.

Halon 05-13-2012 11:45 PM

Re: House Projects

Flooring, lighting, install electrical outlets and switches and circuit breakers, plumbing fixtures, tile shower, appliances, kitchen counter tops, driveway, landscaping, garage doors, finish exterior siding and paint it, exterior stone, install air conditioner, install furnace, appraisal, final inspection. I dunno seems like a lot yet, but then again they never seize to surprise me.

Re: House Projects

That list right there should only take about 1.5 weeks, if they schedule properly...I think you'll be in there soon. I've worked on plenty of houses where the schedule was much tighter. It's looking great!
