Well, we went and looked at a townhome in New Prague on saturday. We signed a purchase agreement saturday afternoon and are looking to close on the 30th of this month. Granted it's a little out of the area, but it's an opportunity that could not be passed up.

It's a 2-story, 2BR, 2Bath, single stall garage townhome. We got it for $119,900. Construction was completed on it only a few months ago and we are the first owners. The seller is paying all closing costs as well as our last 2 months rent for the 60 day notice that we have to give.

The nice thing is, as soon as we close on the house, we gain $20,000 in equity. After September 30th, they go up to $139,900. We find out about the financing tomorrow.

So we'll be having a huge garage sale in the coming weeks. Anything anybody needs, let me know. We might be getting rid of it. I'll post up a list of things in a few weeks, but if there's anything that you guys need or want, post it up and we can talk.

Gratz man! New Prague will be a bit of a drive though, won't it? Hopefully you can car pool with someone at least part way.

It will be about a 35 minute drive to work. New Prague is 18 miles south of Savage.

It was just too good of a deal to pass up.

35 minutes isn't bad at all. Is that considering traffic? If so, that is definately a good purchase. I was thinking it would be well over an hour. That will be nice having 2 months to move your stuff too.

Nice move, I'm hoping to buy a townhome in about a year once I leave the god-forsaken land of Duluth. That does seem like a great deal considering you're the first owners. Is it in a fairly large development?

he can either take 35 (the slight left) W ( going north there, then south home) or he can take CR 27 and an assortment of back roads.

I would expect a 45 minute drive or so erik, I have family that lives down there. I can find out the quickest way for you if you'd like.
